Understanding the Scope

In order to properly estimate a project, we need to know the Scope. The more information we have going into the project, the better we can provide you with the information you need. Our typical process includes meeting our Clients onsite or at our office, a kick-off meeting before the project begins with the Client, Architect, design team, and any other stakeholders.

Estimating

Every project begins with a clear and comprehensive estimate. Our estimates reflect the project’s defined scope and the current cost of materials and labor at the time of preparation.

Because building in the mountains often means adapting to the unexpected — from shifting weather conditions to material availability — we plan for contingencies from the start. At JDK Builders, we believe in transparency and preparation over surprises. We intentionally overestimate where appropriate to anticipate potential changes and minimize stress later in the process.

Scheduling

Once any necessary value engineering is complete and the estimate is approved, we develop a detailed schedule outlining the project’s critical path. This schedule serves as our roadmap, helping every team member understand key milestones and dependencies.

We take pride in protecting that schedule — doing everything possible to meet critical deadlines and deliver on time. While changes along the way can affect both timeline and cost, clear communication and proactive management keep your project moving forward with precision and confidence.

Documenting

Accurate documentation is the foundation of clear communication. If a house walk or phone conversation results in a change to the project scope, we follow up with a recap email for your review and approval. Once confirmed, the update is dated and entered into our project management software — accessible to both our team and the client.

This process minimizes confusion, eliminates redundancy, and ensures that every decision is tracked and transparent from start to finish.
